Box in box : uma ideia para a garagem de São João

Abstract

A presente dissertação tem como tema a reabilitação de um edifício abandonado na cidade da Covilhã. Uma antiga garagem encerrada e presentemente ao abandono. Propõe-se um novo uso para este espaço preservado as duas principais fachadas - e do ponto de vista arquitetónico as mais interessantes - ao mesmo tempo dividindo o edifício em dois novos blocos afastados das antigas fachadas e onde o novo programa se insere. O programa é orientado para a cultura e para as novas indústrias criativas com espaços para receber pessoas em início de actividade, saídas dos cursos criativos que existem na Universidade da Beira Interior (UBI) e onde de possam estabelecer e apresentar os seus trabalhos. O programa inclui, além do co-work, espaços para pequenas empresas, auditório, sala de exposições, bar e restaurante a partir dos quais se obtém uma magnifica vista para toda a Cova Beira. Para complementar este trabalho e a apresentação da solução, foi analisada um pouco da história da Covilhã. Uma breve análise da evolução urbana desde as primeiras formações castrejas até às intervenções do Programa POLIS já neste século. De salintar três partes importantes nesta análise: as intervenções do Marques de Pombal com a criação da Real Fábricade Panos no séc. XVIII que atraiu pessoas à cidade desenvolvendo-a vindo esta a ser conhecida como a Manchester portuguesa; as intervenções urbanísticas do Estado Novo que levam indirectamente ao aparecimento da Garagem de São João e à reformulação da Praça do Município; e, por último, as intervenções feitas pelo Programa POLIS já neste século. É ainda apresentada uma breve história que leva ao aparecimento deste edifício onde outrora esteve instalado o Teatro Velho que viria a dar lugar ao Cine-Teatro São João. Contudo, a remodulação da Praça do Município e a edificação do Teatro-Cine da Covilhã nesta mesma praça levaram ao abandono do projecto inicial passando a edificar-se a Garagem de São João. Como modelos para esta proposta são apresentados dois exemplos: a Lx Factory e a Oliva Creative Factory. Dois edifícios ligados às indústrias criativas e com espaços destinados a usos culturais, embora com reabilitações diferentes. No primeiro aproveitou-se ao máximo todo o edifício e sem efectuar alterações formais ou reabilitação exterior, onde apenas se procedeu à devisão do interior mediante o programa que era proposto. No segundo reabilitou-seo edifício existente para poder acolher os novos espaços e interveio-se no exterior.

The theme of the following dissertation is rehabilitation of an abandoned building in Covilhã. A former garage closed and currently abandoned. It is proposed a new use for this space, preserving the two main facades - the most interesting, in what architectural point of view is concerned -, at the same time dividing the building into two new blocks away from the old facades, and where the new program fits in. The program is directioned to the culture and the new creative industries with spaces to accommodate people with start-ups, graduated ones from creative courses of the Universidade da Beira Interior (UBI), and where they can settle and present their work. The program includes, in addition to cowork, rooms for small enterprises, auditorium, exhibition hall, restaurant and bar from which you get a magnificent view of the whole Cova da Beira. To complement this work and the presentation of the solutionn, it was anallyzed part of the history of Covilhã. A brief analysis of urban development since the first fortified settlement formations to the interventions of the Programa POLIS already in this century. To highlight three important parts in this analysis: the interventions of the Marquês de Pombal with the creation of the Real Fábrica de Panos in the XVIII century, which attacted people of the city. developing it, becoming to be known as the Portuguese Manchester; the urban interventions of Estado Novo, which lead indirectly to the appearence of the Garagem de São João, and to the reformulation of the Town Hall Square; and, at lastly, the interventions made by Programa Polis already in this century. It is also presented a brief story which leads to the appearence of this building where was formerly installed the Teatro Velho, that would give place to the Cinew-Teatro de São João. However, the refurbishment of the Town Hall Square and the building of Covilhã's Teatro-Cine in this same square led to the abandonment of the original plan, going to build up the Garagem de São João. As models for this proposal are presented two examples: Lx Factory and Oliva Creative Factory. Two buildings linked to the creative industries and spaces for cultural uses, although with defferent types of rehabilitations. The first took advantage of the maximum of the all buildind without making formal alterations or exterior rehabilitation, werw only proceeded to the interior division through the program that was proposed. In the second model, it was rehabilitated the existing building in order to accommodate the new spaces and stepped up abroad.
