Articulação Entre Habitar e Trabalhar Reabilitação e Reorganização da Frente Urbana Poente do Loreto

Abstract

A presente dissertação, inserida no âmbito do Atelier de Projeto I e II – cujo tema é Fast! Slow! Far! Close! As múltiplas cidades geradas pela nova estação ferroviária de Coimbra – procura resolver asconsequências urbanas geradas em Coimbra pela introdução da Linha de Alta Velocidade (LAV) na cidade. O projeto debruça-se sobre a deslocalização da atual estação de Coimbra B e o impacto gerado pelos grandes equipamentos e infraestruturas a ela associados.A proposta apresentada visa enquadrar esses equipamentos e demais conjuntos habitacionais na periferia de Coimbra, nomeadamente na zona industrial da Pedrulha e no bairro do Loreto, hoje um “dormitório urbano”. A área de intervenção urbana em questão é uma zona de serviços, onde domina o emprego no setor terciário, com a maioria da população a trabalhar dentro do município de Coimbra, reunindo ainda as condições necessárias para a fixação de mais residentes.É através da criação de novos conjuntos de co-housing, da reabilitação de uma antiga fábrica de cerâmica e do vidro (Lufapo), e de uma residência para estudantes, que o projeto individual procura regenerar a periferia de Coimbra, apoiando-se na introdução do MetroBus Mondego para fazer a conexão com o centro da cidade.O projeto individual conta com a reorganização urbana poente da área de intervenção, dividindo-a em três momentos: a introdução de conjuntos de habitação coletiva associada à nova gare ferroviária, apoiadas em lâminas estruturais que albergam um estacionamento de apoio; a reabilitação da antiga fábrica Lufapo, para espaços de co-working, aproveitando o único edifício remanescente do antigo conjunto fabril; e, ainda, uma residência de estudantes que procura resolver o desnível do terreno junto à linha do Metro Bus, criando a nova frente urbana do conjunto.Em síntese, a dissertação vai ao encontro da resolução, reorganização e reabilitação da área de intervenção, através da introdução de novos programas coletivos, dando nova vida e dinamismo à frente urbana poente do Loreto.

The present dissertation, framed within the scope of Project Studio I and II - whose theme is Fast! Slow! Far! Close! The multiple cities generated by the new Coimbra railway station - aims to address the urban consequences generated in Coimbra by the introduction of the High-Speed Line (LAV) in the city. The project focuses on the relocation of the current Coimbra B station and the impact generated by the large facilities and associated infrastructure.The proposed solution aims to situate these facilities and other residential complexes on the out-skirts of Coimbra, specifically in the industrial area of Pedrulha and the Loreto neighborhood, which is currently a “bedroom community”. The urban intervention area in question is a service zone, dominated by tertiary sector employment, with the majority of the population working with-in the municipality of Coimbra, offering suitable conditions for attracting more residents.The individual project seeks to regenerate the outskirts of Coimbra through the creation of new co-housing complexes, the rehabilitation of a former ceramic and glass factory (Lufapo), and a student residence, relying on the introduction of the MetroBus Mondego to connect with the city center.The individual project encompasses the westward urban reorganization of the intervention area, divided into three stages: the introduction of collective housing complexes associated with the new railway station, supported by structural blades that house supporting parking facilities; the rehabilitation of the former Lufapo factory into co-working spaces, utilizing the only remaining building of the old factory complex; and a student residence that addresses the unevenness of the terrain adjacent to the MetroBus line, creating the new urban front of the complex.In summary, the dissertation aims to resolve, reorganize, and rehabilitate the intervention area by introducing new collective programs, revitalizing and bringing dynamism to the western urban front of Loreto.
