Avaliação estrutural de edifício devoluto em betão armado

Abstract

Um número significativo de edifícios de habitação encontra-se desocupado, ou, talvez ainda mais preocupante, em serviço embora evidenciando inexistência de condições mínimas de habitabilidade e segurança. Esta é uma situação verificada em muitos pontos do globo, nomeadamente no Brasil em Portugal. É portanto necessário investigar acondição atual destes edifícios para determinar a viabilidade da sua reabilitação ou se, pelocontrário, e como último recurso, se impõe a sua demolição. Um problema um pouco menos grave é o dos edifícios com processos de degradação avançados, afetando o seu aspeto, funcionalidades, eficiência energética, conforto, etc., ou mesmo segurança. Também em alguns destes casos pode ser necessário proceder à sua reabilitação, ou, se tal for suficiente, mera reparação. Em ambos estes casos existem procedimentos de inspeção e avaliação, para identificação e quantificação das patologias existentes, e análise da condição do edifício em geral, e, em particular, da sua estrutura. Com base na informação recolhida e obtida nesta fase, estudam-se as possíveis alternativas de intervenção, e seleciona-se a mais adequada atendendo a fatores como nível de intrusão, custo, impacto ambiental, impacto na utilização do edifício durante a intervenção, etc. Este trabalho consiste num estudo de caso, de um edifício de betão armado da década de 1980, atualmente desocupado, situado na cidade de Blumenau, no estado de Santa Catarina no Brasil. A avaliação focalisar-se-á na documentação encontrada, na inspeção preliminar, e em modelos simples, para analisar aproximadamente o estado atual do edificío, nomeadamente do ponto de vista estrutural, e identificar os seus principais problemas. Se se concluir pela necessidade de intervir na estrutura, ou em alguns dos seus elementos, serão indicadas soluções exequíveis e o procedimento correspondente. Conclui-se o trabalho com uma síntese dos princípios práticos a aplicar em avaliações e intervenções deste tipo de edifícios.

A significant number of residential buildings are unoccupied, or, perhaps even more worrying, in service despite the lack of minimum conditions of habitability and safety. This is a situation verified in many parts of the globe, namely in Brazil and Portugal. It is therefore necessary to investigate the current condition of these buildings to determine the viability of their rehabilitation or if, on the contrary, and as a last resource, their demolition is necessary. A slightly less serious problem is that of buildings with advanced degradation processes, affecting their appearance, functionality, energy efficiency, comfort, etc., or even safety. Also in some of these cases it may be necessary to proceed its rehabilitation, or, if this is sufficient, mere repair. In both these cases there are inspection and evaluation procedures for the identification and quantification of existing pathologies, and analysis of the condition of the building in general, and, in particular, of its structure. Based on the information collected and obtained at this stage, possible intervention alternatives are studied, and the most appropriate one is selected, taking into account factors such as level of intrusion, cost, environmental impact, impact on the use of the building during the intervention, etc. This work consists of a case study of a reinforced concrete building from the 1980s, currently unoccupied, located in the city of Blumenau, in the state of Santa Catarina in Brazil. The evaluation will focus on the documentation found, on the preliminary inspection, and on simple models, to roughly analyze the current state of the building, namely from a structural point of view, and identify its main problems. If it is concluded that there is a need to intervene in the structure, or in some of its elements, feasible solutions and the corresponding procedure will be indicated. The work concludes with a synthesis of the practical principles to be applied in evaluations and interventions of this type of buildings.
