Title: Patologias em Instalações Prediais Hidráulicas

Abstract: Em Portugal, as instalações prediais de abastecimento de água, de combate a incêndios e de drenagem constituem, uma das principais fontes de problemas em edifícios, mesmo em casos de construções recentes. No entanto, e, apesar de estarem na base da maioria das patologias em edifícios, raramente ultrapassam o valor de 5% do custo total da obra. Torna-se por isso evidente a necessidade de prestar mais atenção a esta componente das edificações, onde uma melhoria geral da qualidade pode representar uma redução muito significativa no número de patologias actualmente detectadas, sem um acréscimo sensível do custo final do edifício. Estas patologias ocorrem, muito frequentemente, devido a fenómenos de envelhecimento natural e/ou prematuro destes sistemas, à ausência de uma manutenção adequada ao longo da vida útil do sistema, bem como à eventual inadequação destes, face às novas exigências de conforto. Os sinais mais evidentes da manifestação destas patologias são, entre outros, a presença de humidades e ruídos. A recolha e síntese de informação sobre as patologias mais correntes torna-se, por isso, bastante útil para a realização de um diagnóstico correcto e para o estudo dessas patologias. No entanto, antes de se iniciar qualquer exercício de integração das anomalias e de definição de uma estratégia global, é fundamental estudar e compreender cada uma por si, como se de um caso isolado e pontual se tratasse, embora, frequentemente, já com algumas ligações mais evidentes estabelecidas. É esse o papel das fichas de patologias, onde, de forma mais ou menos atomizada, se analisam as diferentes anomalias observadas e se descrevem, de forma sucinta, as suas presumíveis causas e consequências, bem como a evolução previsível do defeito. Neste trabalho houve a oportunidade de colocar em prática esta dinâmica através de dois casos de aplicação onde a informação recolhida foi analisada e tratada nas fichas de patologias propostas.
In Portugal, water supply and drainage systems, as well as the ones used to combat fire, are one of the main sources of problems in buildings, even in cases of recent construction. However, and in spite of being in the origin of these pathologies, they rarely overcome five percent of the total cost value of the work. It is then obvious the need of paying more attention to these components in the building work, since a slight improvement of the quality may represent a big reduction in the number of detected pathologies, without a significant increase in the final cost of the building. These pathologies often take place due to natural or premature aging of the systems, lack of suitable maintenance of the systems or even to the incapacity of the systems to face the new demands of comfort. The most evident signs of these pathologies include the presence of humidity, noise, among others. The collection and synthesis of information about the pathologies that are more common, is essential, not only to the realization of a correct diagnosis but also for the study of these pathologies. However, and before initiating any exercise of integrating the anomalies and definition of a global strategy, it is important to study and comprehend each one alone, as if they were an isolate case, although frequently, with more than one connection point between them already established. This is the role that Pathology Charts play, where, in a synthetic form, the different anomalies observed are analyzed, as well as their presumable causes, consequences and evolution, giving excellent material to initiate the rehabilitation process. In this document, there was the opportunity of applying this dynamic with two application cases where the collected information was analyzed and treated in the proposed pathology charts.
